Sittin' Sweet Cabin rental policies

You are responsible for the tidiness of the cabin and leaving the cabin in good condition. Sittin' Sweet is a privately owned cabin and our policy is, leave things how you would expect things to be left at your own place. All cabins are thoroughly looked over just prior to each reservation and immediately following departure.

Early check in: You must call to request early check in before noon on the day of your arrival. If possible, we will try to accommodate you. However, if guests check out the same day as your arrival, we may not be able to grant your request. Call 903-229-7858 to put in your request. 

Note: Early check-ins are less likely during peak season! 

Check Out: 11:00 am

Late Check Out: You must call to request a late check out before noon on the day PRIOR TO YOUR DEPARTURE! If possible, we will try to accommodate you. However, if guests check in the same day as your departure, we may not be able to grant your request. Call 903-229-7858 to put in your request. 

Note: Late check outs are less likely during peak season! 

NOTE: If you remain in the cabin past the posted check out time without prior approval, a minimum late fee of $50 per hour will be charged to your reservation.

• NO HOUSE PARTIES are allowed. All guests must be registered and not exceed posted occupancy requirements.
• DO NOT cut down or damage ANY tree regardless of size. Minimum $500 fee for tree damage.
• Cabin rules will be placed in each cabin. Failure to comply may result in additional fees or eviction without refund.
• Vomit clean up is $150. No exception! 
• Fireworks are not allowed ANY TIME! If you are caught using fireworks around your cabin, you will be asked to vacate the premises with NO REFUND issued.
• Don't Re-arrange furniture; Do not take inside chairs outside.
• Cigarette butt clean up outdoors will incur a minimum charge of $25.
• Don’t Put the air conditioner below 65 as it will likely freeze up.
• Don’t change settings on hot tub or refrigerator
• Don‘t let children play on furniture
• No smoking allowed including e-cigs. Please do not throw cigarette butts on the ground. If the cabin smells of cigarette smoke after your departure, an additional cleaning fee of $100 per rental night will be charged to your credit card. There are no exceptions to our non-smoking policy. 
• Lost items left behind in cabins (if found) will be held for 30 days. If it is not claimed by that point, it will be discarded. Items found can be shipped back for a $25 fee combined with the cost of the actual shipping. Sittin' Sweet is NOT RESPONSIBLE for items left behind at the cabin. It may take 30 days to return items left during your stay.
• Your cabin is inspected prior to your arrival to ensure that all equipment and appliances are in good working order. In the event of a mechanical failure, we will make every effort to have all reported malfunctions corrected as promptly as possible. Sittin' Sweet will not be obligated to give replacements or refunds in the event of failure or absence of any item, or for any public utility including internet.
• Power outages may occur, and SIttin' Sweet can not be held liable or be obligated to issue refunds for time affected during your stay due to these conditions.
• Wi-Fi is provided at all of our cabins at no additional charge. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences regarding services. The WI-FI login is  posted in the welcome guide. If for some reason the internet is not working, please contact us.

• Travelers who cancel at least 60 days before check-in will get 100% refund.
• If travelers cancel between 30-60 days from check-in,  50% refund can be given
• No refunds given with-in 30 days of check-in.

Cancellation policy regarding Sickness or Inclement Weather:

• We will not guarantee ANY refunds due to sickness or inclement weather.
• Special requests will be handled on a case by case basis.
• Inclement weather DOES NOT constitute a valid cancellation.

• Fireworks are PROHIBITED in this area.
• Please be mindful of guests that are staying in nearby cabins and keep the noise to a minimum after 10:00 pm.
• Fire bans may be in place from time to time. Hochatown Volunteer Fire Department is a reliable resource for any information.

A two-night minimum stay is required on all reservations. A three-night minimum stay is required during major holidays and Spring Break weeks. 

Guests are required to pay $150 flat rate cleaning fee for their cabin stay. 

Any stolen items or damages incurred to the property will be billed to credit card on file. A $350 refundable deposit will be taken upon reservation.

No Pets are allowed at Sittin' Sweet Cabin. No exceptions. Failure to comply with our cabin’s “No Pet” policy will result in a charge of $100 per rental night, and you may be asked to leave the cabin without a refund.

You must be at least 21 years of age to rent a cabin. The name on the reservation must match the name on the accompanying credit, as this is the responsible party.
